Green Valley ‘township’ concept of Home Lands Skyline spells great success at the launch

Green Valley Apartments, which will be constructed according to a ‘township’ concept, was formally launched recently at the construction site in Homagama. 

This project was initiated under the Accelerated Program for the construction of 500,000 middle- income houses, a brainchild of Prime Minister Ranil Wickremesinghe, under the creative leadership and guidance of Minister of Housing and Construction Sajith Premadasa. 

The launch event was attended by Premadasa and Minister of Justice and Buddha Sasana Wijeyadasa Rajapaksha. NHDA Chairman Lakwijaya Sagara Palansooriya and NHDA General Manager Sreemathi Weerasinghe also attended the launch event.

The commemorative plaque was unveiled by Premadasa and the foundation stones were laid by Premadasa, Rajapaksha, Palansooriya, Weerasinghe and Home Lands Skyline Chairman Nalin Herath.

The project is a Private-Public-Partnership with Home Lands Skyline, Ministry of Housing and Construction and the National Housing and Development Authority to design, develop and construct a luxury apartment complex at affordable pricing Panagoda, between two popular cities Athurugiriya and Homagama. 

The Ministry of Construction and NHDA selected Home Lands Skyline for this project in view of their reputation and excellent and unblemished track record in the area of property development. Branded as Green Valley Apartments, the new apartment blocks will be built according to a township concept. 

The key driving idea for the project was to make apartment type housing with modern amenities and facilities which has become so popular in Sri Lanka among urban upper income groups, affordable to a larger segment of the housing market. The tripartite with National Housing Authority partnership has resulted in quality of design and construction, prime high land no flood threat, and excellent location value in terms of price and all the benefits. 

Green Valley Apartments by Home Lands Skyline will present a modern, affordable yet luxury apartment complex in Panagoda located between Athurugiriya and Homagama with all facilities such as swimming pools, gymnasiums, multi- functional halls plus a jogging track, day care centre for children and minimart. 

The apartment complex comprises two types of apartments targeted at different market segments. 80% of the apartments (288 in total) will be two bedroom apartment units with a square area of 688 square feet which will be priced between Rs. 4.5 million to Rs. 5 million. The balance 20% of the apartments will be three bedroom units of 1,056 square feet each priced at Rs. 7.5 to Rs. 7.9 million. 

The complex is equipped with 24 hour extended security at the gate.  As the tripartite collaboration has made all these modern amenities and facilities affordable Home Lands Skyline believes that this project would redefine property development in Sri Lanka.    

An ESCROW account (which is a state of the art online settlement portal) between all three parties have been established. ESCROW provides one of the best online transaction services and accounts that facilitate and accelerate e-commerce by assuring a secure settlement. The service provides the facility for all three parties to collectively have a control over transactions and monitor together with the selected bank. This system has made it extremely trustworthy for any payment that is made against a housing unit which is yet to be constructed. Furthermore the Government also gives an assurance for the final delivery.  

Interested parties can immediately reserve their apartments by paying reservation fee Rs. 100,000 and pay 20% within one month period (inclusive of reservation fee). The balance payment could be paid either in 12/24 monthly basis interest free instalment plan or via bank loan facility (loan facilities can be arranged with leading banks up to 80% of house value).
