Leading Sri Lankan property developer Prime Group, is adding to its award-winning and extensive portfolio of housing projects with Waterfall Residencies, a tranquil, nature-friendly residential complex located on the prolific, booming neighbourhood of Chandrika Kumaratunga Mawatha, Malabe.

Backed by 25 years of proven expertise, Prime Group’s latest project comes on the heels of the company securing an ICRA credit rating of [A] - Stable a first in the Sri Lankan real estate sector. As the name depicts, “Waterfall Residencies” was inspired by 100 feet waterfall at the site making it truly remarkable.

Set amidst the idyllic, lush environs of Malabe, this sprawling land with over 5 acres will be home to 40 individual two-storied housing units with three-bedrooms, affording residents the versatility of a serene, relaxed home close to the urban conveniences of Colombo.

Prime Waterfall Residencies was launched to the market on 27 June, and is set to be completed in 2022 with each unit priced upwards from Rs. 24.5 million with a 2 year interest-free period.

“Waterfall Residencies is the manifestation of our commitment to sustainability and wellness-centric living. This innovative way of thinking has been expressed at all points in our development to create the most suitable and high-quality conditions of living for potential residents surrounded by lush greenery,” General Manager Ruminda Randeniya said.

“It gives one the opportunity to thrive in a serene, safe and comfortable home environment with access to multiple modern amenities infused with smart technology, while surrendering none of the conveniences of city life with its location in the prolific IT Zone in Malabe. We believe Waterfall Residencies has the potential to transform Sri Lanka’s housing market and help the real estate industry incorporate more of nature into homes going forward,” Randeniya added.

Each 10 perch plot of land will be home to a two-storied house that ranges from 1,552 to 1,707 square feet, while two thirds of the plot will contribute to an expansive, spacious garden space. All homes are structured incorporating Prime Group’s celebrated architectural and engineering hallmarks using material and fittings of international standards, and infused with smart home technology to facilitate futuristic living which will include light controls, atmosphere controls and safety detectors. They will also include a modern pantry, light fittings, provisions for electric car charges, and hot water facilities among many others – all with exceptional finishing.

Residents of this gated community are treated to stringent 24-hour security with access to unparalleled amenities, including an adult swimming pool and kiddie’s pool, poolside lounges, play areas, yoga deck, sunset deck looking over the Colombo skyline, outdoor fitness centre, a BBQ area as well as on-site concierge services.

Waterfall Residencies is shaped upon a unique ethos of supporting healthy lifestyle incorporating nature and therefore will be constructed with minimal disruption to nature promoting wellness living.  To promote this lifestyle within the community, residents have access to a communal vegetable patch, a meditation garden and an on-site compost system, while its common areas will be powered by solar-powered lighting among many others. The complex is also located close to a number of jogging and walking paths, bicycle-friendly tracks, and hiking paths in the vicinity to complete the experience.

Given the stunning green terrain surrounding Waterfall residencies, the upper floors of all houses give way to spectacular vistas including bird watching. Another unique component within the complex would be the breath-taking 100-feet tall waterfall finished with natural stone work and crystal waters leading to a pond preserving and enhancing the sense of nature.

Chandrika Kumaratunga Mawatha, Malabe on which Waterfall Residencies is located is one of the most prolific, booming neighbourhoods also known as the IT Zone in Colombo, making land ownership here an invaluable asset in its own right. It affords residents close access to a 360-degree round of conveniences, including Neville Fernando Hospital, Millennium IT, the Horizon International School and Day-care Centre, Kothalawala and Waliwita highway entrances, SLIIT Campus, 143 and 177 bus routes to satiate the needs of its residents - all within a 2 km radius of the property.
