Serenia Residences, a beachfront development along the ‘Golden Mile’ in Talpe, Galle is to-date the only southern coastal development to deliver on its promise and complete its construction on schedule.

“Since the construction launch in October 2018 which was a mere nine months ago, we are only a few days away from completing the superstructure work and we are on track to complete the project as scheduled in December 2019. It is with great pride that we can lay claim to the above achievement being the only development along the Southern coast to be on track and finish a project on time,” said Serenia Ltd. The developers of Serenia Residences have finalised all the interior finishes which are being imported from Europe and are of top grade quality, being among the best international brands, equivalent to none that any Sri Lankan developer has offered its clients.
The Residences have introduced an elevated level of hospitality-style living by fusing world-class architecture and design with boutique hotel amenities and services.

“The interior finishing work of the project will be completed in the next five to six months by Access Projects, and are being handled by the same team who did the interior finishes of the luxury resort Cape Weligama and Anantara Kalutara,” said Access Projects Managing Director Dilshan Ferdinando.
The flooring of the Residences is Italian Gardenia Orchidea 8-12 mm thick polished tile flooring. The lighting features ultra-luxurious, hand-blown crystal chandeliers from world-renowned Wranovsky, of the Czech Republic. According to Josef Wranovsky, “We follow the glassmaking tradition of our ancestors dating back to the 13th century. The glass for our lighting is manufactured in the very same region as was done more than 700 years ago. We have grown into a famous crystal chandelier supplier and maker, and have become one of the most renowned crystal chandelier manufacturers and crystal chandelier companies around the world”.
The bathrooms at Serenia enjoy a back-to-wall freestanding bathtub in each master-bathroom, enormous 40x40 cm Vilery Boch (Germany) rainshowers and all other fixtures and fittings from Hansgrohe (Germany) and Duravit (Germany), making Serenia bathrooms a German masterpiece.
The aluminium glass doors have been given the highest priority, facilitating an indoor and outdoor living symbiosis and stunning ocean views which residents will savor through custom-designed 11feet-high sliding glass ‘walls’, which open to sprawling and spacious private terraces filled with uninterrupted Indian Ocean views. Saint Gobain, the French multinational corporation is supplying top notch Clear Toughened glass which is 24 mm thick, double glazed and UV and noise protected.

The seven German Thyssenkrup lifts are supplied and maintained by the renowned DIMO PLC.
Karunanayake said sales of the residences are now over 70 percent. International buyers which account for 50% of the buyers hail from more than 10 countries, including Germany, Italy, Singapore, Switzerland, the Northeastern US, the United Kingdom, Canada, Australia, Hong Kong and New Zealand.
Prices range from $ 340,000 to $ 1.1 million for penthouses, or currently at an average of about $ 290 per square foot.
“Customers who invested at the launch of the project are already enjoying 25%-45% capital appreciation on current prices of the similar unit.
