Serenia Residencies is to introduce 47 luxury beachfront apartments in Talpe, Galle, located on 100 metres of private beach and in the centre of Galle’s historical sites, stated officials at a press conference held in Colombo recently.
Serenia Executive Director Dilshan Kodituwakku stated: “The inspiration for this particular project came from the property itself because Talpe is known as the million dollar golden mile of the south and is actually one of the most premium and expensive beachfront properties of real estate in the whole of Sri Lanka.”
The residencies will not be just a beachfront apartment but a mixed-used, resort style, fully-serviced residential project which will compromise of an outdoor yoga studio, cinema, kids’ play area, day-care, carwash facilities, an oceanfront deck and spacious cabanas. Alongside these facilities, the apartment is to offer 24-hour beach concierge services, attended lobby, valet parking services and many other amenities as well.
Serenia Co-Founder and Executive Director of Strategic Design and Marketing Sabina Karunanayake said: “The many advantages of the residential rental program makes it a world class destination that everyone desires to visit and owners like to rent out. It’s a completely unique place and one that sells itself at a glance.”
She also stressed on the fact that the owner’s comfort will be guaranteed with lockable wardrobes in the master bedrooms and two separate entrances to all residencies, giving the owner an option of renting out full residencies as two separate units at the same time while doubling the rental yield.
“Serenia Residencies offers freehold titles for Sri Lankans as well as foreigners, along with an attractive $ 8-11% return per annum. Unlike timeshares Serenia does not have strict occupation time periods or blackout periods and one is at liberty to live here as long as you wish, a further advantage of being part of the exclusive Serenia family,” emphasised Sabina.
Likewise the residencies caters to all its customers even before arrival upon the apartment through arrangement of transport to the destination, formulating a customised itinerary, booking on site spa reservations, offering nanny services, in-room dinning and snorkelling in Unawatuna.
The apartment also has install a swim-up wet bar and a seafood cuisine ‘Oceania’ which offers fine wines and an array of rich champagne and whiskey. Each apartment has been designed by Camagni consisting of Italian kitchens, European bathroom fittings, glass=enclosed rain showers, floor-to-ceiling double-glazed windows and Bohemian hand-blown crystal chandeliers.
“You can enjoy an apartment for a minimum of $ 290,000 for a large two bedroom unit which is very affordable. Our prime proposition is resort living which is something that we want to share with the general public. Construction is to begin in June 2018 and we are hoping to finish everything by December next year,” noted Kodituwakku.
