The final phase of country’s largest villa project commenced - Your own kingdom in an exclusive neig

Nothing says freedom like having your own piece of land, where you can be your true self within the safety of your own house. While a home in a suburban or urban area may present a challenge in living a peaceful, private life, the countryside is the ideal choice. 

When Millennium Housing Developers PLC introduced the concept of villas, following the styles in England and Scotland, the company brought a new meaning to the word serenity. The largest villa project in Sri Lanka is a part of the total township in Millennium City, Ja Ela, and Mr Mevan Seresinghe states that the project was developed with lots of details going in so that the villas would be up to par with their international counterparts.

12 years since the beginning of the project, Millennium Villas is now approaching its final phase, and the company has opened its doors to 50 potential residents to walk in and claim a villa in the peaceful Sri Lankan countryside for themselves. Located in Ja Ela with access to the highway and the Bandaranaike International Airport, the project offers excellent infrastructure, shopping area and facilities such as club house, pool, and walkways for the residents’ use.

Following the guidelines from countries such as England and Scotland, where the concept of villas have developed over the years, Millennium Housing have maintained the standards of the villas while at the same time ensuring that the structures would be capable of providing comfort to the residents of a tropical country. In order to account for the differentiations in culture and climate, Mr Seresinhe revealed that the company worked with a consortium of architects headed by an architect from overseas who oversaw the project as town planner together with three local architects. 

Mr Seresinghe went on to say that while the company took the concept of villas from Europe, they also ensured that the entire project, from the infrastructure to the lake to the park, to the swimming pool and entrance façade matched international standards when it came to the quality of the construction. Having employed a team of professionals who have had experience in the field spanning several years, standardization was an easy goal to achieve, and Mr Seresinhe stated that the “Best of materials, best of skills and people were used during the entire time”.

The entire magnitude of the township project in Ja Ela consists of about 900 housing units and of these, 189 are villas. As the final phase of the villa project is now under construction, Mr Seresinghe invited customers to walk through their doors and witness for themselves what a villa can be for their lifestyles. 

With a neighbourhood that ensures privacy, the villas can be customized to suit the needs of the customer. Due to the fluctuations in financial conditions, income brackets and styles, the villas have undergone changes to fit in with the time, whilst maintaining the same excellence in quality. Spread over a 12 perch land, the villas offer 2 300 square feet of space within which are contained 4 bedrooms, 3 bathrooms, kitchen, living room, dinning room and other facilities. With the company’s willingness to accommodate the needs and wants of the customer, the owners are free to make customizations while constructions are under way. 

The centralized location of the project grants the residents easy access to various parts of the country and within the neighbourhood itself, privacy. Moreover, Mr Seresinhe stated that only about 40% of the total land area is used for infrastructure while the remaining 60% is dedicated to facilities such as lake, landscape park and the well-paved, broad road network. 

The villas are developed to cater to discerning customers who seek prestige. Therefore, in addition to all the comforts that the villa affords to a family, they will be living in an exclusive neighbourhood where they are surrounded by like-minded neighbours who appreciate the fine things in life.

The project commenced with the sponsorship and partnership of the Board of Investment of Sri Lanka (BOI). Since the land was obtained by Millennium Housing through a public tender, the customers are given outright transfer deed from the state. 

Mr Seresinhe stated that the pre selling of the villas would be completed by July this year with construction slated to be completed by March 2018. The company offers one year of maintenance services as after sales services and the villas are priced from 17. 5 to 24 Mn. The customers have the freedom to pay by utilizing a bank loan.

With Nawaloka Holdings as its main shareholder, Millennium Housing Developers has been involved in constructing villas for over a decade. With the completion of the final phase of the project consisting of 50 villas, the opportunity to purchase your own villa in Sri Lanka will conclude. Therefore, Mr Seresinhe invites customers to “make a mark and buy something that has real value for money.”
